Author's Note: The Condensed version is an abbreviated version of the Narrative Report Generator. The Condensed and the Narrative versions of the Inspection Report Generator will enable you to easily do thorough home inspection reports for your clients or for yourself in evaluating your own home. The difference between the two is that the Narrative version is very narrative and explains all aspects of the house/condo with a lot of detail. This greatly helps the home inspector while doing the home inspection at the house/condo since it will walk you through "step-by-step" every part of a home/condo that needs to be evaluated during a thorough, professional home inspection. This ensures that you don't forget to evaluate anything at the subject property and it makes your home inspection job much easier. Plus the Narrative version with it's in-depth details will assist the client when they read through the home inspection report and it can also be used as a very comprehensive home maintenance and repair reference for many years by the client/homeowner. The Condensed version explains all aspects of the house/condo with a lot less detail than the Narrative version.  The Narrative Inspection Report Generator and the Narrative Inspection On-Site Checklist are designed for someone looking to become a very thorough and professional home inspector.  The Condensed Inspection Report Generator and the Condensed Inspection On-Site Checklist are designed for a homeowner who needs a thorough checklist to review a few houses/condominiums and have a reference manual for repairs and maintenance on those homes. If you are interested in becoming a home inspector then you should purchase the Narrative versions since they are by far the most thorough in the business. The Narrative versions cover everything and they explain everything in great detail to the home inspector and the client/homeowner and leave "no stones unturned". I have found that by doing thorough and professional home inspections, and then sending your clients a 25-35 page narrative and professional inspection report on the subject property, this will end up getting you a lot of referral business from those clients. The Realtor's won't be happy, but your clients' certainly will! Both the Narrative and Condensed versions can be updated and changed to meet your particular needs for your home/condo or clients. The completed home inspection reports can be created and printed without a lot of work since most of the text you need is already in the documents. Both of these are excellent products and well worth the prices.

Additional Author's Note: There are many home inspector report products on the market that are designed to be completed and given to the client at the subject property home inspection site. Those products are advertised as being a "good" choice because the home inspector fully completes his inspection and written report at the site. I'm writing this as a helpful warning to my site visitors and customers about why those types of inspection report products are a HUGE mistake to use!! If you use an inspection report system that is designed to be given to the client at the job/inspection site you will end up getting sued by some client's in the future who receive those reports. Whether you buy my product or someone else's is less important than you understanding the significance of why you should not ever give a client the inspection report at the job site. The best and proper way to do a home inspection report is to take your notes and photos at the inspection site. Then return to your home/office and complete the full narrative written report. I mention details about this in my home inspection book. The problem with giving a client the inspection report on-site is that once you give them that you cannot then make any changes. Even if you do later one send a client an updated version of the report you gave them at the job site the client will wonder why they weren't told those details before and why weren't those updated details included in your report that you gave them on-site. You cannot do an effective narrative report for a client on-site. The only way that can be done is at your home/office when you have a word processor to generate the additional comments and information to include plus you have more time to think through additional details of how you want to explain the items to the client in the report. On-site produced inspection reports enable home inspectors to finish up the job at the site and move onto their next customer or inspection. The problem is they are ALWAYS limited due to just some check box responses that are not very narrative and cannot be adapted properly to each particular situation in the subject property home. That's why even on my on-site checklist I have extra lines at the end of each section that enable the inspector to add narrative text comments (you abbreviate this in the field and complete the comments at your home/office later) so that when you do the completed written report it is narrative and designed specifically to that client's property/subject property inspection. The on-site reports given to client's that have check boxes for each aspect of the house are very limited in what you can say that specifically is relevant to that particular home's situation. They're generic and generalized and that's the problem with using a "boiler-plate" report system that you give to a client at the inspection site. Boiler-plate checklist reports also lead to lawsuits!!! That is inevitable because since you cannot add a lot of narrative descriptive text, you cannot put the additional personalized comments, warnings, advice, and caveats that you told the client about at the inspection site. This will always be the cause of lawsuits for many inspectors because later on if the client moves into the house and finds problems, then your on-site checklist report that you gave them is too brief and therefore the client (and maybe even yourself) do not remember all the details of that particular inspection. As a result, you get sued by the client even if you warned the client about the problems at the inspection site. You cannot defend yourself in or out of court because your on-site checklist report that you gave the client at the site does not have the narrative details and comments that were discussed with the client. Even if your client forgot about what you told them at the site you still will not be able to defend yourself because it's your word against their word. My best advice to you is to read the sections of my home inspection book about written reports, referral inspection business, and handling client complaints because that information is based upon my many years of experience in this business, along with many other inspectors that have told me their "war stories". I'm not telling you this to try and sell you my product. I don't sugarcoat anything to make money for myself. So whether you buy my product or someone else's to do your reports, I highly recommend that you do not give the client a completed report at the inspection site. You have to add narrative comments, warnings, and details to every report you send to a client so that you do not end up in court or have angry customers who will not recommend you to their friends. Believe me, the war stories in my books are ALL true and you will get some unreasonable client's that will still call you to complain even if you put the warnings in a professional, narrative written inspection report. You can never satisfy everyone and there will always be unreasonable people in any business. But at least if the report they have in their hands is narrative and tells them in detail what they're complaining about, then they cannot sue you because it's THEIR fault for not reading the narrative report or following your advice. Don't put yourself in the position where it becomes YOUR fault for not including narrative details and comments in your reports that are specific to the subject property.

I can tell you that the purpose of my digital on-site checklist and report generators is that they are best used when imported into an existing software program that makes it easier to generate the finished home inspection reports. For example, if you can find an inexpensive report software program that allows you to add/edit/import new text into their software to create your reports, then that's a great asset to my digital products. I don't bother having programmers write code to create a program from scratch because there are enough programs out there that already enable inspectors to add/edit/import their own text. Plus, it's very expensive and time consuming to work out the bugs in software for every type of computer model, operating system, hardware, etc. I spend my time focusing on my products, web site and my business and not dealing with the headaches of software technical support and bugs. The text of my digital products is what is extremely valuable and will get your phone ringing with happy referral customers and help you keep you out of courtrooms and not having to worry about lawsuits unlike many "Realtor-friendly" home inspectors who have to worry about being sued. I, nor anyone else, can guarantee you won't be sued since that will always depend on you as an inspector and the client's concept of what they should expect for their inspection fee. However, my products will teach you everything that I have encountered in my career to limit your liability and client complaints to as low as possible. My unhappy customers are less than 1% of all the client's I have had in my career.
