House Inspection Checklist

Well Water System

 There is (y/n)__________ a well water system for the subject property.

 The inspector is very limited in evaluating a well system because most of the components are underground and/or not visible, such as the well pump, water lines and sometimes even the water storage tank is located in an underground pit. Also, the inspector has no accurate knowledge of what the past maintenance history has been for the well and the well equipment.

 It is highly recommended that you obtain all building department permits, surveys, plot plans and approvals for the well system. Most wells are deep and the repair costs and fees to drill deep wells are much higher than shallow wells because the price is usually based on the length of water piping used and the drilling depth.

 It is highly recommended that you have a water sample taken and analyzed at a reputable laboratory whenever the house has a well water system or possible lead plumbing lines. Laboratory water analysis should be done to test for bacteria, mineral, metal and radon content in the water supply.

 The well pump is located inside the well and is not visible. The age of the well pump is reported to be (#)__________ years. The life expectancy of a well pump is about 7 to 10 years, but can be longer if it is not overworked or neglected. The life expectancy also depends upon the type and quality of the pump installed and the acidity of the well water.

 The well pressure gauge does (y/n)__________ appear to be operating properly. Pressure gauges often get rusty and need to be replaced every few years.

 The water storage tank is in (G/A/F/P)_______________ condition. There were (y/n)__________ signs of excessive rust on the tank that need to be evaluated further by a licensed well contractor. The tank is (y/n)__________ insulated to help prevent rust from condensation. The age of the storage tank is approximately (#)__________ years. The life expectancy of a water storage tank is about 15 to 20 years, and similar to a well pump, it depends upon the maintenance done, the type and quality of the tank and the acidity of the well water.

 There is (y/n)__________ a pressure relief valve for the well storage tank. This must be installed for safety in case the pressure in the system gets too high. It is usually set at 75 psi, (pounds per square inch), depending upon the type and capacity of the storage tank. The tank does (y/n)__________ have an air fill valve to adjust the air-to-water ratio inside of it during periodic maintenance of the system.

 The visible well water lines are in (G/A/F/P)_______________ condition. There were (y/n)__________ signs of excessive rust on the lines. The lines are (y/n)________ insulated to help prevent rust from condensation.

 The well water system was tested by turning on (#)__________ faucets to engage the system for about (#)__________ minutes. All faucets did (y/n)__________ operate properly during the testing by providing an adequate flow of water. The water flow at the time of the inspection was approximately (#)__________ gallons per minute. The minimum acceptable flow for a well system is 5 gallons per minute, (GPM). Some local area codes may require a higher GPM rating. The client was (y/n)__________ present to view the testing.

 The "idle" or "static" pressure reading was (#)__________ psi before the well testing began. During the well water test the pressure gauge had a high reading of (#)________ psi and a low reading of (#)________ psi. The well pressure should remain within a 20 psi differential during and after the test. This simply means that the high and low pressure gauge reading of the system should not be more than a 20 psi difference during use.

 There is (y/n)__________ a properly operating emergency shutoff switch for the well pump.
