House Inspector Checklist

Asphalt/fiberglass shingles come in different weights. A heavier shingle has a 30 year life expectancy. Light weight shingles last about 20 years. These shingles are in good condition and there are no signs of old age or curling shingles.

1) With cable TV, antennas should be removed from roofs and chimneys. Antennas move in the wind and create water leaks. A cap and screen keep animals and water out of the chimney.

2) The small pipe in the roof is the vent stack for the plumbing drainage lines.

 

A new roof will be needed on this house soon. These asphalt shingles are old and at the end of their life expectancy. When the shingles cup and curl and get frayed edges, it's a clear sign of old age. Get estimates prior to buying this house since a roof can be a major expense. If there are two layers of shingles on the roof, a third layer should not be installed on top. Three layers are too heavy for the roof. Remove the prior two layers of shingles and check the condition of the plywood sheathing before adding the new layer of roof shingles.
