What should I provide buyers if I sign the "Purchase Co

Dear experts,

I agreed to sign the "Purchase Contract" with the buyer. I provided the buyers the history of home insurance claims, disclosures. What else I should provide to the buyer?

The buyer's agent opened an escrow and deposit the earnest money to the title company. I wonder if I should ask the buyer to write a check to me and I can deposit the earnest money to my designated title company. I am afraid that I won't get the earnest money if the buyer refuse to execute the contract by some reasons.

The first question I have is: Are you selling your house and going through the closing process WITHOUT an attorney to represent you? If the answer is "yes", then I would HIGHLY recommend that you hire an attorney immediately to review the purchase contract you signed with the buyers. A house or condo is a huge investment normally dealing with hundreds of thousands of dollars. Moreover, the purchase, renovation or sale of any real estate will always have a long term financial impact on your life. That's why you have to make sure you cover all the bases and don't make any big mistakes.

I don't know why you chose not to hire a lawyer to represent you in this closing process. Perhaps you would like to save money on the legal fees, or maybe some other reason. But either way you're not saving money, rather you are risking far too much money, time and aggravation by not hiring an attorney.

So my answer to your questions is: Hire a lawyer right away to evaluate everything you've done and are planning to do with this real estate closing. It will be well worth the money spent and will eliminate long-term problems that could be devastating.
