MLS Marketing Foreclosures

Hello,
I have a question about how to market a listing that doesn't outwardly show the best.
We took a listing on a property from a local bank that repoe'd the home. The previous owner moved in 7-8 years ago and that may have been the last time anything was done to the house other than normal maintenance.
It could be a very nice home with a pool/spa built in 1981. The kitchens and bathrooms are/were built with high quality materials but are of 1980 vintage. Some carpet is 8 years old, some older.
They had a large breed dog living in the house with them. The house smells like this dog. We have unsuccessfully tried to clean the carpet to remove the smell, but it is still there.
Other than carpet and paint the home is in good shape. True, a little updating may be in order, but nothing is really broken.
The investor states that we are not to describe the house as a "fixer upper" or a "foreclosure". How does one market the home and describe on the MLS keeping a positive light on the potential of this house, so as to turn off potential showing agents?

The home is a 4+/3.5/2, $175k-$200k 1/3 acres, pool & spa. This is a 500-1000 home subdivision that has homes as old as 18-25 years old. Good roads, easy access to city or fast dash for the country.
Home Depot, supermarket and shopping center adjacent to it (and growing). New subdivision of $175-225k homes being built on the other side of the shopping center. Schools less than 5 years old.

I was thinking that if the home had advantages in the arenas of "Location" and "Price" then "Condition" could take a back seat in your marketing efforts.
It doesn't sound like this is the case however.

| Question these foreclosures that are coming across your desk is there anyway to get them from the banks before they get foreclosed on? |
