Interested in Your Thoughts

I'm not sure if I'll even be allowed to post this, but I actually work for a Title Insurance Company and am very curious to hear the thoughts of some Real Estate Agents. I guess I'm just curious to find out what are the most important things involved in your choice or preference of a Title Company?? This could include: Timliness, quality of work (explain), freindliness, etc. Please explain answers that are not as obvious. Thank you!!!! |

My title attorney doesn't call me back. That's a good first step.
I'd say it's the same as in any business... The more you can do for me, the more business I'll send you.
As in, if you'll close a deal in 30 days, you're in the same boat as anyone else. You're "just" another title company.
But if you do "all" the work for me, I'll send you all the business in sight! Even better... If you SEND me business!
This is a very good question, and I could go on forever... But it could best be summed up with the book "Networking with Millionaires". It's by the same guy that did the Millionaire Next Door. If you can apply his concepts to your business, you'll go far, and fast!

In my area in IL the attorney chooses the title company. I have to agree about sending some business back our way. It is amazing how many attorneys, title reps, and mortgage brokers that have there hands out and give nothing back in return.

Thanks for the replies. Excuse me if I seem unaware of things, I've only been in the Industry for about 6 months. I am just wondering in what ways would you like to get business back to you? It's not like people come to the title companies looking for Real Estate Agents. I understand for referrals of friends and family, but that doesn't always come to a whole lot of business. Thanks for your input. |

Here in Arizona I'm happy when a Title Company is aware of what is involved and handles the process from start [open escrow] to finish [recordation]. How's that for low expectations?

There's lots of stuff that's important, and hard to quantify...
For one, I am an investor (not an agent), so I'm always looking for money to invest. If you do a closing, and someone gets a $100k check, you could ask what they're going to do with it. They might be interested in investing in Real Estate.
If you sent me people like that, I'd send you ALL my closings!
Likewise... If someone sells a house, they might need a new house. If you recommend them to a certain mortgage broker, that broker might do their closings with you.
What if you hired a speaker to speak at the local Realtor group? You could be a "sponsor" and you would be standing right next to the speaker. That's good publicity!
What if you wrote letters to the state board of Real Estate about problems you see facing agents? I think some agents might say "Hey, my title company doesn't do that!"
What if you find a newspaper article congratulating an agent's accomplishments, and you get the article laminated and framed, then go congratulate them in person? Of course, all of their title agents do that already...
I got all of these ideas from the book. Get the book man. GET THE BOOK. GET THE BOOK!!!
