Advice needed, please!

Hi...I'm an owner of a 3 flat unit. The tenant who lives on the top floor asked about putting in central air conditioning. We came to an agreement that she would pay a little more rent if I put the a/c in. I invested about 3000 dollars to put the unit in, but aftering installing the a/c, I realized the duct work is really bad and I have to have a crew of guys in there to tear out the walls and re-do the duct work. The previous owner obviously didn't care about doing things right. I know I will have to pay for all this, but would it be fair to charge her again? Suggestions please... |

You are asking if you could/should charge a tenant to improve your property? My answer would be...umm no.
Assuming said tenant has a lease you might well inform her that at lease renewal due to all the fantastic improvements you have implemented that her rent will increase.

Agreed, there is no way that a landlord show go back to an tenant and ask for more money just because they came into some unexpected expenses. Be happy you had a tenant that was willing to pay more rent to help you improve your building in the first place.
Do hope that the tenant pays for the electric on the A/C unit and realizes the extra costs they are going to be incuring every month to run the a/c.

NO NO - expense it out as property improvement - hopefully you have a cpa

Central air is a fixture. Tenants are not in any circumstances liable to pay for anything if you agree.
