Help, just graduated from Real Estate School. Now, how do I do a Comparative Market Analysis? What book(s) would you recommend I buy? I don't where to start? Thanks.

Congratulations on your real estate school graduation!!

A Comparative Market Analysis, CMA, is used by Realtors to estimate the market value of a property. Basically, they use recent comparable sales to give a "ball park" estimate of what they think the house or condo is worth. The only way to really get an accurate estimate of market value is by using a professional licensed/certified real estate appraiser. Appraisers use much more in-depth methods in their written reports so that the market value estimate is very reliable - unless the appraiser cuts corners or isn't experienced.
