| I'm looking for information about which home improvement projects provide the best return for the cost of improvements such as kitchen and bath remodels, basement finish, addition of deck and so on. What percentage of the cost can be recouped when the property is sold? I live in the midwest, Missouri. |

Hello,
Generally the best return on investment and increase in market value of a home can be gained by updating the kitchens and baths of a house. There are many other factors to consider but normally these areas are the best for home improvements that will increase the value of your home.
The percentage of the cost that can be recouped when the house is sold will depend on numerous factors and each situation must be evaluated individually. You will need a professional real estate appraiser to evaluate your home and give you an "As Repaired" appraisal report. This will enable you to get an accurate idea (not exact but close if the appraiser is top-notch) of what-if situations. For example, if you spend $15,000 to update the bathroom with new tiles, fixtures, etc. what will the market value of the house be when the job is completed? These are the types of things that a licensed appraiser can tell you. |
