| As a licensed appraiser, what are the biggest barriors to buying investment property, besides that you must disclose it in a purchase agreement?? |

Sorry for the delay in replying to your post. I've been traveling on business.
As an appraiser you have a distinct advantage when looking for real estate to purchase because you know how to accurately estimate market value and analyze a property. So there are no barriers for you to buy investment property since you are an appraiser. As anyone else, you have to abide by the laws and can't commit fraud or lie about anything. |

thanks for your feed back,,, just curious, i am thinking of obtaining a home inspection licends,,, from your experience,,what is the maximum areas of expertise you should put your time into ---example--there are 6 or 7 major areas of a home to be looked at
1 roof
2hvac
3electrical
4plumbing
5foundation
6termite
As you are very aware,, there are some inspectors that say they can inspect a home top to bottom just like some attorneys claim to practice in all aspects of law...I do have a hvac background along with some plumbing--however with the large steep roofs being made today,, I dont think I would be enthused on climbing one during the winter months up here in Chicago..

Home inspectors are not experts in one aspect of house construction. Rather they need to be very knowledgable in ALL aspects of house construction. If you try to specialize in only certain parts of a home then you will have a problem getting clients since they will have to hire several inspectors to check out a house. When an inspector finds problem conditions in a home, they then recommend that an expert in that particular area, such as roofs, be hired by the home buyer to evaluate the situation further.
So I think if you focus on learning all aspects of a home you will have more clients than if you only focus on certain parts of construction. |
