Hallo,
In some reports provided by online Reasl Estate Property information, I noticed that Total Number of Rooms sometimes less and sometimes greater than the sum of (bedrooms + bath rooms). Do you have an explanation for this?

My understanding is that Total rooms is just bedrooms and bathrooms(full and half)..

Nakamura,

For written real estate appraisal reports on the standard appraisal forms the following applies: The total number of rooms in a house refers to the rooms in the livable areas that are above grade. The total number of rooms does NOT include the bathrooms nor any rooms in the basement or attic. Bathrooms are counted and listed separately. Although the bedrooms are listed separately on the form, they are included in the total room count number.

Some town halls may list the total rooms differently by including bathrooms or rooms below grade (in a finished basement area). However, for appraisal reports the above explanation applies.

So I gather from your reply that Total number of rooms always exceeds the number of bedrooms?

Yes, since Total Number of Rooms includes bedrooms and other rooms in livable areas, then all homes will have more total rooms than just bedrooms.
