I recently had an appraisal done because I was going
to refinance my home. The compnay I was going through
for the refinance hired a company to come and do an
apprasial on my home. I had to pay for the apprasial
out of my pocket. Once the apprasial was complete the
company that did it sent the apprasial to the company
I was going th do the refinance with. I have since
decided not to go through with the refinance. Am I
entitled to a copy of the apprasial that was done
since I paid for it. Thank You.
Getting a copy of your bank hired appraiser report.

Gail,

Yes, you are entitled to a copy of the appraisal report since you paid the fee for it. Technically the bank/mortgage lender hired the appraiser and that is why he/she sent the appraisal report to them and not to you directly. So if you called the appraiser he/she will probably tell you that their client is the bank and not you since the bank hired the appraiser and most likely paid them with the bank's check and not your check. However, you paid the bank/mortgage lender an appraisal fee so you are entitled to get a copy of it.

There are times when a mortgage lender will be stubborn about releasing a copy of the appraisal report to you. They may give you some excuse that it's for the banks' evaluation only for your mortgage loan process. If this happens then you need to contact your State banking department and Consumer Protection agencies and find out from them if the mortgage lender is required by law in your State to provide the client (you) with a copy of the appraisal and any other documentation they obtained during your mortgage loan application process. You may also want to contact your State Appraisal Board to find out from them what the responsibility is for the appraiser to provide you with a copy of the appraisal report directly.
