Award-Winning Seniors Housing Transforms Blighted Site

Mountain View Apartments was named the Best Affordable Apartment Community of the Year in NAHB’s 2004 Pillars of the Industry design competition.

 

The seniors housing community, designed by KTGY Group, Irvine, CA, provides 86 affordably priced housing units featuring Craftsman-style construction, wide porches, natural river rock pillars and rustic wood trim on eaves and windows. The community includes a pool, spa, clubhouse, fitness center, computer center and a stunning view of the mountains outside Ontario, CA.

The project is situated on the former site of a car dealership that was derelict for more than a decade. The city of Ontario, committed to addressing a growing local shortage of housing that seniors can afford, worked closely with the developers, Simpson Housing Solutions, Long Beach, CA, to enable them to negotiate financing hurdles.

 
 

The community opened in April, 2003, at 100% occupancy, and has remained full, with a lengthy waiting list. Its one- and two-bedroom apartments serve residents who are 55 or older, and who have between 30% and 60% of the county’s median household income. The location — near a newly renovated Senior Center, health care facilities, shopping, entertainment and public transportation — is ideal for an aging but active population.

The addition of Mountain View to this community not only transformed a blighted three-acre area of the town, but also exemplifies what developers and communities can produce when they work together.
