Charlotte, North Carolina Neighborhoods - 4/15/2005 - Real Estate House Home Condo

Charlotte, North Carolina Neighborhoods
by Blanche Evans

In Charlotte, say Realtors, you can get everything from trendy condos and townhomes to old Southern mansions, to commuter-friendly lake homes.

South Charlotte

"Bounded by South Tryon on the west, Independence on the east, and extending out from town to the Mecklenburg County Line," says Realtor AnnMarie Burke, "South Charlotte has traditionally been an extremely popular side of town, and this reputation continues. There are numerous condo complexes throughout this area (Note this is devoted to only Condos and Townhomes in South Charlotte.149 units closed in March). The total inventory is staying around six months, whereas it had been as high as ten months back in the fall. The average price per square foot was $126 in January, $143 in February and $140 in March. The average condo/townhome sold in March had 1,452 square feet, two bedrooms, one bath and sold for $203,200."

Southeast Charlotte

"Boundaries are downtown Charlotte to the north, Independence Blvd. to the east, Providence Road to the west and Unioun County to the south for Southeast Charlotte," says Realtor Joye Baucom. "There's a wide range of houses, from the kind only "Old Charlotte" money can afford, to the smaller homes in Eastover. Lots of renovation and new construction are going on in these smaller exclusive neighborhoods. Presbyterian Hospital and several private schools are located within Area Four."

Southwest Charlotte

"Bordered by the airport to the north, I-77 and I-485 to the east and Lake Wylie to the south and west," says Realtor Daniel Calkins, "Southwest Charlotte has Steele Creek, which is located in the Southwest corridor bordered by I-77, on the east and Lake Wylie on the west. Homes range from entry level to luxury on the lake. Directly south of the Charlotte/Douglas Airport, it is probably the best choice for anyone commuting for work."

Calkins suggests, "Southwest Charlotte, aka Steele Creek, continues to see substantial growth and development. New zoning and retail moving to the area show confidence by developers. Forty-one homes sold in February with an average selling price of $132,789. Homes are selling for about 98 percent of asking price. Simply put, we are experiencing strong sales but with small increases in property values."
