Edmonds, Washington, Continues Seller's Housing Market

Like other West Coast areas of Washington, Edmonds housing is white-hot, according to local Realtors.

"Snohomish County continues to be a strong "seller's market" with pending sales 20 percent higher than the same period in 2004," say Realtors Larry and Judy Bell. "Supply of existing homes was 25 percent lower than 2004 levels. Coupled with attractive interest rates, and buyers wishing to capitalize before rates continue to rise, multiple and full-price offers are commonplace. As spring time officially nears, it is anticipated seller inventory will increase giving buyers more available choice in their house hunting."

"Edmonds is a very special place," says Realtor Ruth Kapetan. "It has been voted "The Friendliest Town in Puget Sound" several times. There are downtown specialty shops, art galleries, boutiques, book stores, and gift shops. There are excellent view properties looking out on Puget Sound and the Olympic Mountains. Edmonds has a ferry terminal to transport visitors and commuters to Hood Canal and the Olympic Peninsula. Also available is a huge marina operated by the Port of Edmonds. Edmonds residents enjoy the symphony, ballet, theatre, and summer festivals. The population of Edmonds is 39,460 and it is in the Edmonds School District."

About the market, Kapetan says, "There were 40 condos available for sale at the end of January, and 15 condos which sold during the month. Condos that are available: $84,500 to $974,950. For single family homes, there were 117 available at the end of January, and 30 homes that sold during the month. The price range for available single family homes: $224,000 to $3,200,000."
