Encinitis, California Housing Market Coasts A While

Encinitas, California's housing is slowing down with the rest of the San Diego market, say local Realtors.

 "We are in a transitional market," allows Realtor Julie Earl Houston, "with a recent significant increase in inventory of homes going on the market. Should the trend continue, we will be in a buyer's market."

 Say Realtors Jerry and Alice Farrow, "Encinitas is located on the coast with about six miles of beautiful sand and bluff beach-front. The population is approximately 60,000. It is located south of Carlsbad, and north of Del Mar about 30 minutes from San Diego."

They say, "The incorporated city of Encinitas now includes the previous towns of Leucadia, Encinitas, Cardiff, and Olivenhain. A wide variety of real estate settings and environments are available, including beach-front homes and condos and golf course-oriented projects around Encinitas Ranch Golf course (which is city-owned). There is also lots of new construction and multimillion-dollar mansions in the rolling hills of Olivenhain."

 "Encinitas is located in north San Diego county just south of Carlsbad and north of Solana Beach," say the Jim & Kristi Team of Realtors. "Interstate 5 runs north/south through Encinitas, parallel to the coastal strip, connecting it to the City of San Diego approximately 20 miles to the south."

They suggest, "As you drive along Pacific Coast Highway, following the bluffs, and just past Moonlight Beach, you'll find warmth and charm in this quaint coastal community. From 1950's style bungalows, and the exclusive, multi-million dollar estates, to the unique Composer District, every turn in the road brings something different. Considered the very best climate for growing anything from orchids to your Christmas poinsettias, Encinitas also includes the rural ranches of Olivenhain, the quaint beach community of Cardiff-by-the-Sea and the rural atmosphere of Leucadia. Small, intimate beaches, and towering bluffs dot the coastline, and the train station adds the element of an easy ride for commuters. "The inventory is increasing," advise Jim and Kristi, "now four times higher than January of this year. Buyers are finding more homes to choose from, and interest rates remain low. Entry-level housing is still selling quickly, but the upper-end market has slowed dramatically as more and more homes come on the market. Price reductions are showing up in this market, and time on the market has increased to over 60 days. Both buyers and sellers would be well advised to seek proven, full-service professional representation as they move into today's real estate market."
