Fayetteville, Georgia Realtors Report Rising Home Sales by Blanche Evans
Fayetteville, Georgia Realtors are reporting a strong housing market into the holiday season. "The current housing market in Fayetteville is strong, just above the average for this time of year," says Realtor Jeremy Bass. "Things generally slow down moving into the holiday season, but soon after all the turkey is gone, the market gets moving quick and strong before the spring and summer rush. There are new homes to be had in the city of Fayetteville, but with the amount of available land decreasing every day, the prices of those homes are going up steadily, and in my opinion, will keep escalating." Says Realtor Kenneth Koon, "Fayetteville's third quarter saw 346 homes sold through Georgia MLS brokers at an average price of $240,000. Typical marketing time for the period was 97 days. About luxury homes, Koon says, "Seventeen homes in the luxury range from $500k sold during this same period. The average selling price for a luxury home in Fayetteville was $584,000 for the 3rd quarter. While the average luxury price for all of Fayette County over the past 12 months has been $655,796 which includes Peachtree City homes. "At present there are 1003 broker listed homes for sale in Fayette County of which 523 are in Fayetteville," says Koon. "Looking specifically at various elementary school districts in Fayetteville reveals the following: 64 listings are in Minter district at an average list price of $320,000. Thirty-three are in the Cleveland district at an average price of $298,000. Seventy-eight are in East Fayette at an average list price of $137,000. One-hundred-twenty-one are in Fayetteville Elementary at an average list price of $261,000, and 35 are in North Fayette at an average list price of $222,500." "The biggest surprise in the figures is Senoia's phenomenal sales growth," says Realtor Ken Parker. "Its 41.9% sales growth over the first six months of 2003 is incredible. Buyers are finding its homes affordable, large lots desirable, and the promised Dividend Drive connector highway very attractive. Incredibly, Senoia's 166 sales are now approaching one-half the 344 sales occurring in Peachtree City. Almost 54 percent of Senoia's sales are new homes. Obviously, area builders see the great future of the Senoia area." |
