Floor Plans: Affordable Home Makes Maximum Use of Space

The Avalon ― CHISPA
(www.chispahousing.org)

Emphasis on Affordability: With 1,211 square feet, the Avalon — one of six winners of NAHB’s 2004 Innovations in Workforce Housing Award ― makes maximum use of space to give home buyers three bedrooms, two bathrooms, a two-car garage and a comfortable living area.

The Avalon living room opens to the dining room to create a large, contiguous open area.

The Avalon is one of several floor plans available in the Mesquite Manor Development in Salinas, Calif. Mesquite Manor meets the needs of farm workers and other families whose household earnings are 120% or less of median family income for Monterey County.

Efficient Use of Space: While the Avalon was designed with affordability in mind, it also makes efficient use of space and provides a feeling of openness. The living room pops out in the front and is open to the kitchen and the dining area — architectural touches that give the home one large, contiguous, open space. A vaulted ceiling flows from the living room into the dining area and kitchen to reinforce that feeling.

All This and Energy Efficiency, Too: The residence includes vinyl, dual-glazed windows, an Energy Star® gas range and other energy-efficiency features. It exceeds DOE Title 21 energy efficiency requirements by 20%.
