Part of the Denver metro area and on the way to the state's most popular ski resorts, Littleton, Colorado is growing. The market is as rocky as the mountains with growing sold prices and lower list prices, as buyers jump in to buy better homes for their money. "Littleton is part of the metro-Denver area and is located in the southeast part of the city," says Realtor Medra Volpi. "Littleton and all of southeast Denver is growing. The continued growth of the area has created a seller's market. Even with the recent increase in mortgage rates, housing prices remain steady. Now is still a good time to buy because the growth of the population is not slowing down." "In December 2004, there is a large inventory of homes in the Littleton area," suggests Realtors Tony and Cynthia Anderson. "With many listings in the Denver metro area, buyers have many choices and can negotiate on price. Sellers are paying closing costs, downpayment and/or escrows. Still have a remaining lease? Let's ask the seller to pay it! It's a great time to be a buyer!" "We are starting to see a continuing upward trend from month to month, more balanced than the "buyer's market" of last year," says Realtor Joan Shaffer. "There are homes for buyers to buy but decisions must be made more quickly than in the past year. Recently buyers have experienced "losing" a house because they waited too long before making a decision." Shaffer explains, "People are moving into Colorado, companies are starting to hire again, and many new residents are interested in living in or near the mountains. Mountain property still brings higher prices than those in the city, but communities located along the Front Range to the west of Denver have a strong attraction to buyers. They are more affordable and have convenient access to mountain and Front Range recreational activities. Given the popularity of the Littleton area, it's not unrealistic to anticipate a continuing increase in home sale prices next year. Southwest Jefferson County, which includes the City of Littleton and its surrounding unincorporated areas to the west and south, continues to be popular among home buyers. Buyers looking to move into this area would be advised to buy sooner rather than later! Out-of-state buyers often long to live near the mountains. Other states have not experienced the down market that we have had recently in Colorado. In fact, over half the country reports strong seller's markets. Buyers are moving in after selling homes relatively quickly elsewhere to live in a location that meets their needs and dreams.
