St. Clair, Michigan Housing Market Stagnant With Cold by Blanche Evans
Situated about one hour from Detroit, the town of St. Clair offers waterfront parks, a boardwalk and many shops and fine dining, but local Realtors say the ambience hasn't lifted sales over the cold winter. "St. Clair is a rural community," says Realtor Wynne Achatz, "The statistics as supplied by the Metropolitan Association of Realtors for the city of St. Clair for the month of December, 2003 show there were six new listings versus six new listings in the month of December, 2002. The average new listing price was $200,133 versus $260,450 for 2002. The average sale price was $168,750 versus $339,250 in December 2002. St. Clair County Says Realtor Jill Opinski, "The local real estate market has recently undergone changes, slowing down from the feverish pace earlier this year. Aggressive marketing is a must, and sellers need to remember that buyers have more to choose from thus property condition and terms are important in addition to price. There are some well-priced, good-condition homes that attract multiple offers. St. Clair Shores Reports Realtor Gary Severn, "Of 812 homes sold in St. Clair Shores in the past year, the numbers were down slightly from the previous 365 days. Presently we have a buyer's market in St. Clair Shores, with 293 single family homes are available as of this date. This represents approximately a 4 1/3 month supply. The interest rates are still very good and as always, homes in good showing condition and that are well priced are in strong demand." |
