The Fast Track Foundation System: for Retrofit or New Construction

Fast Track Foundation System is a series of structural corrugated steel wall panels positioned along existing in-place structure, then cast into place, creating a foundation wall. The foundation panels can be used for new construction, foundation retrofits, and modular or manufactured homes. The foundation system can also be used in low-cost tornado shelter applications. Fast Track Systems received recognition in the 2002 Innovative Housing Technology competition which is co-sponsored by Popular Science magazine and the NAHB Research Center.

The panel material is commercially available corrugated steel, 18 gage, galvanized G-90 "B-deck" (1.5" thick). The bottom panel edges are cast into a concrete footing, and provide anchorage and bearing. With vertical flutes, panels serve as a bearing foundation wall. Panels are joined together with a caulked joint along the contiguous-edge and then they are treated with a protective coating.


Quality and Durability The manufacturer states that Fast Track Foundation System can be designed and constructed to provide stability under severe weather circumstances such as floods and high winds.
Safety and Disaster Mitigation As opposed to the normal tie-downs used in manufactured homes, Fast Track Foundation System creates a continuous, durable structural perimeter grade beam.

This panel system has received code approvals in California and Arizona for manufactured housing. Other code listings are pending. An engineered design may be required.

The panels are quickly and easily installed with minimally trained labor. In new house construction, the manufacturer recommends framing the floor first, then hang the corrugated panels from the rim joists, and then place the concrete into the footing trench.

Fast Track Foundation System is not appropriate for slab-on-grade construction.

According to the manufacturer, Fast Track Foundation System maintains all the structural benefits of permanent perimeter foundations (typical of a site-built home). As opposed to the normal tie-downs used in manufactured homes, Fast Track Foundation System creates a continuous, durable structural perimeter grade beam. The manufacturer states that Fast Track Foundation System can be designed and constructed to provide stability under severe weather circumstances such as floods and high winds. In some U.S markets, Fast Track Foundation Systems should cost-compete with an otherwise-required combination of tie-downs, seismic lateral anchorage and perimeter point-supports.

Fast Track Foundation System provides only limited cost benefit for basement foundation construction.
