Check the condition of the exterior window frames for any rot or if they need to be painted or stained. Check the condition of any storms and screens. If there are no storm windows you should recommend that they be installed in northern climates where the temperature gets cold. More heat is lost in a house through the windows than through any other area. Storm or thermal windows can reduce the heat loss by as much as 50%.

If you are inspecting a brick or stone house, metal lintels should be installed above the window and door frames. A lintel is a metal support used to give added strength. When a lintel is not installed the weight of the masonry can cause the frame to crack over time.
