Real Estate Appraisers are not required to be home inspectors. However, I will include these sections anyway to give you some basic details about home inspections.
All swimming pools require local town approvals that need to be verified by you and your client. All swimming pools need to have fences surrounding them to prevent any unattended children from falling into the water and drowning. Also, special homeowners insurance is needed with swimming pools. This is due to the increased liability of having a pool on the property.
Check the area around the pool for any tripping hazards. Check the pool walls for any leaks, cracks or bulging sections. If it's winter time and the outdoor air temperature gets below 32 degrees Fahrenheit, then the pool must be properly winterized. When water freezes it expands and this can crack the walls of a pool if proper winter maintenance has not been taken care of. If you have doubts about the pool, tell the client to call a swimming pool contractor for further evaluations.
